Hope is working with Incourage to support the redevelopment of the Tribune Building in downtown Wisconsin Rapids, WI. This community-driven project is the re-imagination a former newspaper printing building into a community accelerator for local economic transformation. The Tribune’s design reflects resident priorities and capitalizes on community assets. Designed as the City’s first LEED certified building, the redeveloped space will include a café/brewpub, a maker-space, a space for community to gather, a culinary kitchen, and recreational rentals.
Hope’s work with Incourage includes structuring the $15 million New Market Tax Credit (NMTC) transaction, developing offering memoranda and impact studies, reviewing and revising the operating projections, and lining up NMTC allocation and investors. In addition, Hope is also helping to attract diverse investors to the project. Hope is working with investors and Incourage’s diverse supporters to structure the financing to leverage state and federal grants as well as private contributions and impact investments from national philanthropic investors.
